The problem

Answering "is this a fair price?" is harder than it should be.

Is AED 1.2M fair for a 1BR in JVC? My friend says I'm overpaying…

The conversation every agent knows.

  • Screenshots undersell you

A portal chart carries someone else's watermark and every competing listing next to yours. It makes the market's data look like the portal's, not like yours.

  • The official data is unreadable

The DLD publishes every transaction, openly and free. As half-gigabyte CSV files with forty columns and area names spelled five ways.

  • Serious tools price out individuals

Institutional analytics platforms solve this for brokerages, at thousands of dirhams per seat per year.

How it works

The official data, made presentable. Under your name.

DLD transactionsEjari rentalsportal listings ✗

Start from official records

Every figure comes from DLD sale transactions and Ejari rentals: what actually sold and rented, never scraped listings or asking prices.

MARSA DUBAIDubai Marina

Clean and normalize

"Marsa Dubai" and "DUBAI MARINA" are the same place. Every spelling maps to one canonical area or building, so a report means what it says.

Statistics you can defend

Medians, never averages. Per-sqm outliers trimmed at the 1st and 99th percentile, renewals excluded from rents, thin months flagged.

Inside every report

These aren't mockups.

Every fragment below rendered from the live database the moment you opened this page, the same way it renders in a report.

Fair questions

Asked before, answered straight.

Five questions agents ask before they put their name on a report. Every answer is checkable against the DLD's own published records.

See how a live report answers them
01Where do the numbers come from?

From the Dubai Land Department's published records: every registered sale transaction, and every Ejari rental registration. We aggregate and present them; we don't estimate, model, or scrape listings.

02How current is the data?

The DLD publishes with a lag of one to three months. Every report states exactly what it covers ("Sales through 20 August 2026"), and headline figures always use the latest complete month, never a partial one.

03Can my client verify the figures?

Yes, and that's the point. The underlying records are public: anyone can download them from the DLD's open-data portal and check. Your report cites its source and its cutoff date on every page.

04Is this affiliated with the Dubai Land Department?

No. BrickBrief is an independent tool built on the DLD's open data. Reports are informational summaries of public records, not valuations and not advice.

05What does it cost?

Nothing right now. BrickBrief is free while in early access: sign in with Google, set your branding, share reports. Paid plans will come later, and early users will hear about them first.
